Modular construction in Poland

The history of modular construction goes back much further than it is perceived in the common opinion. Both in the world and in Poland, the concept of buildings made of ready-made "blocks" is at least several dozen or even several hundred years old. The first project known among architects building modular is the Renkioi Hospital by Isambard Kingdom Brunel. Made entirely of wood as a military hospital for the British Army for use during the Crimean War, it was built in 1885. Modular construction there is not such a long history in Poland, but if we look at container-modules as spatial prefabricated elements (as opposed to flat forms), it can be safely said that the 70s and 80s and the so-called big slab were the peak of popularity of this type of systems in our country. 

 

What makes modular construction in Poland and in the world more and more popular?

Modular construction is gaining popularity in Poland for several reasons. First of all, it is an effective solution that enables quick and easy construction of new buildings. In addition, it is economical because the production of modules is repeatable and takes place according to a fixed process, which translates into lower production costs. Transport also has an impact on the low price. Another reason is that modular construction is environmentally friendly, which has been increasingly important for users for several years.

Short delivery time

Nowadays, everything is dynamic, both in business and in the sphere of private life. Consumers expect solutions here and now, and entrepreneurs are looking for solutions that will allow them to easily adapt to the changing environment. Modular construction is a perfect solution precisely because of the very short implementation time. 

Components are manufactured off-site construction, and therefore their production may start before the final location is ready, e.g. before water is connected to the plot, or even when all the necessary documents have not been obtained. Importantly, the work can be carried out in parallel - when individual elements of the project are assembled in the production hall, the foundations can be prepared on the construction site. As a result, this translates into a significantly shorter duration of the entire process. It is worth noting that the production of the object in the factory container takes much, much less time than in the case of a traditional building. And what is important, in the case of objects assembled in factories, there are practically no weather-related delays.

The very assembly of objects in the final location is also express. The finished elements are transported by a truck equipped with HDS and placed on previously prepared foundations. The whole operation takes several minutes for one element, and at the end all that remains is to connect the installation to the infrastructure.

Price incomparable to traditional buildings

The price is the key factor in the popularity of modular construction in Poland. The construction costs of any facility in this technology are significantly lower than any other building. Such savings result, among others, from the shorter time needed to produce them, i.e. lower labor costs, as well as from cost-optimal production technology and materials. In addition, production in a controlled environment means greater efficiency, optimized amount of materials needed and fewer errors.

High quality

Modular construction has also gained a good reputation in the area of ​​quality in recent years. Users have found out that modern objects made of ready-made modules have nothing to do with poor-quality tinplates from several decades ago. They owe their high quality primarily to the controlled production process outside the construction site. 

The production of individual objects-modules takes place in the production hall with the use of professional equipment, in fully controlled conditions, and, what is extremely important, in compliance with all construction standards. The entire building is therefore constructed in an environment with controlled temperature, humidity and no dust, which minimizes the risk of construction irregularities. It is also important that assembling components such as doors or windows in factory conditions allows for greater precision and better quality control.

It is also not without significance that modular buildings arrive at the final assembly site already equipped with all installations: electricity, water and sewage and heating. Each of their elements is made in safe factory conditions by a team of experienced professionals. This guarantees the high quality of these components and ensures trouble-free operation for a long time.

 

The use of modular construction in Poland

Buildings made in modular technology are used in many industries, both by small and large entrepreneurs, as well as by private individuals for residential or recreational purposes. Using modules-containers objects such as:

  • residential buildings, incl houses holiday, domy single-family houses and even entire estates;
  • hotels, boarding houses and dormitories;
  • offices;
  • hospitals;
  • public administration buildings;
  • commercial facilities, such as small shops and entire shopping malls;
  • service facilities;
  • sports facilities, e.g. halo or facilities at open pitches.

Depending on the needs and expectations of the investor, the modules can be used to build a small one a house single-family or multi-story dormitory or hotel. Therefore, modular construction can be used in any industry. Interestingly, buildings created in this technology can be moved. While in the case of residential construction it is not so important, in the case of business investments it is a huge advantage. Currently, in Poland, modular buildings are most often used by entrepreneurs from various sectors in the form of offices, as well as the tourism and catering industry and trade.

The future of modular construction in Poland

The constant increase in the prices of building materials, the cost of services, as well as the growing ecological awareness are factors that affect the development of modular construction in Poland in the coming years. A generation of consumers is entering the market looking for solutions that are readily available, but also produced in accordance with the principles of sustainable development. For them, houses and flats in modular technology will no longer be something unheard of. Low costs and short implementation time will, in turn, convince a growing group of entrepreneurs to choose modular facilities, be it for the headquarters of their company, or as a hotel or shop. All this will make modular construction more and more popular, gaining more and more supporters with each passing year.
